Boundary Survey
A
boundary retracement survey re-establishes the boundary lines of an
existing parcel of land based on previous surveys or subdivision plans.
This is the survey most often referred to when people think of a
"property survey". Prior to performing the survey at the site, research
is undertaken at the county courthouse to acquire public records
relating to the subject property and adjoining properties. This
information is then reviewed to identify any potential conflicts that
may be encountered when performing the survey.
An
original boundary survey establishes the boundary lines of new parcels
of land created through the process known as subdivision.
ALTA / ACSM Land Title Survey
A title
survey is performed to satisfy specific requirements of title companies
when they are insuring title to property without exceptions. This type
of survey adheres to specific guidelines adopted by the American Land
Title Association and the National Society of Professional Surveyors.
The land title survey includes detailed information acquired during the
survey and inspection of the property and the public record.
Topographical Survey
A
topographic survey shows the physical features of the property. Ground
elevations are depicted by contours and the locations of natural and
manmade features are shown such as streams, woodlands, roads or
buildings. The topographic survey plan is used as the basis for
engineering design drawings prepared for the construction of site
improvements such as roads, utilities and buildings.
Construction Layout Survey
All
projects involving the construction of improvements such as roads, storm
and sanitary sewers, buildings, etc. require the preparation of detailed
engineering drawings. The construction layout survey includes the
establishment of horizontal and vertical control for the project site
and the layout of the improvements at their designed location and
elevation. After construction is completed an as-built survey is
performed to verify the location of the constructed improvements.
